Technical Services Manager

 

Summary:

 

To be responsible for the day-to-day running of the Technical Services element of the facility management contract.  Manage the on-site technical team together with the management of the various sub-contractors. Assist the regional services manager with the preparation of monthly operation and financial reports and yearly budgets.  Provide technical support to the facilities team.  The Technical Services Manager will also provide regional technical support to other locations to ensure technical knowledge sharing & standardized approaches to technical processes & activities

Provide strategic direction and advice on all site based hard services matters

Supports the EMEA Technical Transformation Director in the delivery of Technical

 

Responsibilities:

 

General

Attend the daily team huddle

Host team briefings

Ensure services are provided with a professional customer service focus

Proactively developing customer relationships, discuss issues with client and identify solutions

Build and maintain strong trusted working relationships with key stakeholders Client

Analysis and reporting of trends leading to proposals/implementation of practical solutions

Provision of quantitative and qualitative innovative ideas to improve the effectiveness and efficiency of client services on site

Be an ambassador of a one team approach between Technical Services and Operations

Undertake all other duties & tasks as reasonably requested by your line manager.

 

QHSE

Logging hazards and close out

Logbook to be completed in line with agreed frequency

Management and coordination of the technical services audits including compliance

Follow up and closure of all remedial actions within the required timeframe

Ensure legislative compliance in relation to Health and Safety for all building operations activities

Accountable for ensuring QHSE actions are remediated and closed within specified timeframe for the technical services

Accountable or ensuring adherence to CLIENT incident and accident reporting procedures

 

Operations

Log all facilities issues related to the site using mobile app to ensure remedial actions are completed proactively.

Ensure that appropriate maintenance plans are in place in line within country standard, MSA and client best practice

Validation and maintenance of asset registers, condition evaluation and life cycle planning

Ensure all technical operations are compliant with Client and statutory obligations

Accountable for all technical services fixed, planned, preventative and reactive maintenance activities across their region

Manage all technical services to contract KPI's and performance measures

Consult with and support the client during the formulation of designs for new buildings and renovations

Support the client in the handover and sign-off of technical services in new and renovated buildings

Review and provide narrative to monthly operational performance reports

Provision of support for the investigation and resolution of technical or system related problems

 

People

Effectively motivate the performance of reports and other team members.

Provide management guidance, understand team development and strength areas and frequently ensure opportunities for growth and succession planning.

Create a culture of recognition in the team and ensure all reports have development plans and training is actively encouraged.

 

Supplier Management

Accountable for the management of all technical service 3rd party service level agreements in line with client standards

Performance Manage sub-contract suppliers, driving continuous improvement

(utilization etc.) and record using the in-country procurement tools

Escalation of supplier non conformance

 

Finance

Is accountable for the Technical Services annual budget planning process

Contribute to monthly operating budget variance reports. Manage, monitor and advise on the discretionary spend budget

Operate within annual budgets for the maintenance and repair of the services

Accountable for the management of the client spend approval process

Ensuring timely invoicing of service costs from 3rd party suppliers

Service provider benchmarking

Solution the best delivery model for service provided and additional requirements

 

Person Specification:

Building Services qualifications / discipline

Recognized apprenticeship, ONC Electrical engineering / Mechanical or equal

Financial Awareness & previous experience of managing a budget

Minimum of 5 years' experience in FM building Services management roles

Customer care/relationship building skills across key stakeholders and Client Organizations

Lead a highly motivated team

Previous people management experience essential

Have a high level of skill within core discipline

Must possess excellent knowledge of building and facilities management infrastructure services

Familiarity with Maximo computer-based facilities management package an advantage
